Property Investment


While property has been an excellent investment over the post-war decaded it should not be forgotten that it is no one-way street.

Particular care must be taken not to be taken in by overly optimistic projections of returns after prices have advanced by a large amount and advisers and commentators forecast fair weather to continue forever.

Given today's flimsy construction methods modern office buildings in particular age much faster and depreciation schedules have to be adjusted substantially. This may mean that up to 5 per cent of a building's construction cost has to be set aside each year. This should be a substantial drag on realised investment yields.


On top of it have to be set the ongoing costs of management agents and annual upkeep.
